Overview
Insufficient Underlayment
The Ontario Building Code only requires underlayment installation up to the eaves of your roof and in the roof valleys. Thus, for many homes today that were constructed by the builder, there will be areas where shingles have been applied directly onto the roof sheathing or roof deck. This puts your roof at greater risk of leaks, especially when wind-driven rains occur. At McKay’s we install at least 2 rows of Ice and Water Shield at the eaves and in valleys and full underlayment over your entire roof deck so that your home won’t have these problems.
Improper Ventilation
Oftentimes, moisture or condensation you notice in your attic may not actually be from a leaking roof, but rather from improper ventilation in the attic or an attic that is not properly insulated with a vapour barrier. Proper attic ventilation is crucial to the optimal function and longevity of your roofing system. Venting from bathroom fans, washers, dryers and dishwashers, must be properly vented outside and not into your attic. If any of these elements is installed poorly or incorrectly, it can cause moisture buildup in your attic potentially leading to mould development and rotting wood.
Ice Dams
Ice dams are caused by the constant freezing and thawing, and refreezing of snow and ice on your roof. Eventually, ice will build up at the base of your roof around the eaves. When it melts, this can cause water to seep underneath the shingles and eventually leak through your entire roof. If this occurs you need to call McKay Roofing for an inspection of your ventilation.

You can have the best products in the market today, but if they are not installed correctly, you could be exposed to a costly roofing repair or, in many cases, a complete roof replacement!
