Overview

Roof leaks are a common problem caused by the extreme change in temperatures and weather we face in Eastern Ontario. At McKay Roofing we have 50 years of roofing repair experience in identifying these problems and coming up with a solution to either fix the leak or replace the roof if necessary. Leaks can occur due to a number of different factors such as the following: 

Insufficient Underlayment

The Ontario Building Code only requires underlayment installation up to the eaves of your roof and in the roof valleys. Thus, for many homes today that were constructed by the builder, there will be areas where shingles have been applied directly onto the roof sheathing or roof deck.  This puts your roof at greater risk of leaks, especially when wind-driven rains occur. At McKay’s we install at least 2 rows of Ice and Water Shield at the eaves and in valleys and full underlayment over your entire roof deck so that your home won’t have these problems.

Improper Ventilation

Oftentimes, moisture or condensation you notice in your attic may not actually be from a leaking roof, but rather from improper ventilation in the attic or an attic that is not properly insulated with a vapour barrier. Proper attic ventilation is crucial to the optimal function and longevity of your roofing system.  Venting from bathroom fans, washers, dryers and dishwashers, must be properly vented outside and not into your attic.  If any of these elements is installed poorly or incorrectly, it can cause moisture buildup in your attic potentially leading to mould development and rotting wood.

Ice Dams

Ice dams are caused by the constant freezing and thawing, and refreezing of snow and ice on your roof. Eventually, ice will build up at the base of your roof around the eaves.  When it melts, this can cause water to seep underneath the shingles and eventually leak through your entire roof.  If this occurs you need to call McKay Roofing for an inspection of your ventilation.

Poor Workmanship

You can have the best products in the market today, but if they are not installed correctly, you could be exposed to a costly roofing repair or, in many cases, a complete roof replacement! We come across many of these situations every year and it usually starts with a call because the contractor won’t go back to fix it or doesn’t know how. Usually, the customer goes with the lowest-priced Contractor and ends up paying double the cost of repairs or replacement. Hire quality and dependability first.

Roof Penetrations

The most common areas for roof leaks are those where objects penetrate the roof, including chimneys, vent pipes, plumbing stacks, dormer walls, terminations, skylights, and wall flashings.  These parts of your roof are the most vulnerable and are often improperly installed and maintained because a great deal of time and expertise is required. If you have water showing up in your ceilings, it’s likely you have had a leak for quite some time, so you should call us to investigate immediately.

Shingle Blow offs

Every year we have some severe winds that can potentially blow off shingles. If you notice shingles on the ground and are missing on your roof you shouldn’t hesitate to give us a call to investigate. We can send a crew out to determine a shingle that will closely match your roof and replace the blown-off shingles.

Metal Roofing Repair

In our area we have many older steel roofs that can have the panels blow off –  especially barn roofs. It’s important to rectify it before the next wind storm, as the next storm could cause more damage. We have many years of experience replacing or re-screwing barn roofs. They are usually steep and too dangerous to tackle for do-it your-selfers. Call the professionals and don’t risk personal injury by trying to repair these on your own.

Flat Roof Repairs
